Traditional 3-Coat Stucco

The time-tested standard for exterior stucco. Three separate layers are applied over metal lath: the scratch coat (bonding layer), the brown coat (leveling layer), and the finish coat (texture and color). Each layer must cure properly before the next is applied. When done correctly, 3-coat stucco is extraordinarily durable.

EIFS / Dryvit Synthetic Stucco

Exterior Insulation and Finish Systems (EIFS, popularly known by the brand name Dryvit) apply a polymer-based synthetic plaster over an EPS foam insulation board. EIFS offers outstanding insulation value, lighter weight, and more flexibility than traditional stucco. Modern "barrier EIFS" and "drainage EIFS" systems include integrated moisture management.

Waterproofing: Where Most Stucco Jobs Go Wrong

The stucco itself is not your home's primary water barrier — the weather-resistant barrier (WRB) installed beneath the stucco system is. When that barrier is improperly installed, damaged during lath application, or missing entirely, water infiltrates behind the stucco where it cannot dry. The result: rotted sheathing, mold, and structural damage hidden behind a wall that looks fine from the outside.

Our stucco work always starts with the WRB. We install code-compliant paper or modern fluid-applied barriers, carefully flash every window, door, and penetration, and only then proceed with lath and plaster application. We build your exterior envelope to keep water out — not just to look good.

Stucco FAQ

Not necessarily. Hairline cracks in the finish coat are often cosmetic and can be filled and re-coated. Larger cracks that go through multiple layers, stucco that sounds hollow when tapped, or walls with visible moisture infiltration behind them may require more extensive repair or section replacement. We assess every situation individually and will tell you honestly what's needed — we don't recommend full re-stucco jobs when targeted repair is the right answer.

Modern drainage-EIFS systems are a solid choice for NJ coastal applications. The insulation value reduces heating and cooling loads in a climate that sees both NJ winters and humid summers. The flexibility of the synthetic plaster coat means it handles thermal movement better than traditional stucco, reducing cracking. The key is proper installation — especially moisture management details at windows, doors, and penetrations. Poorly installed EIFS is the cause of many of the horror stories you may have heard; properly installed drainage EIFS performs very well.

Yes. Stucco can be painted with a high-quality elastomeric masonry paint that flexes with the normal seasonal movement of the stucco rather than cracking. Elastomeric coatings also provide an additional layer of waterproofing. Color can also be changed during a repair by applying a new finish coat in the desired color — this approach gives a more uniform result than painting over an aged surface.

Traditional 3-coat stucco requires cure time between each layer — the process typically spans 1–2 weeks for a full house, depending on size and weather conditions. EIFS installation is faster because there are fewer layers and cure periods. Stucco repair projects on specific sections can often be completed in 2–3 days. Weather matters — we do not apply stucco in rain or when freezing temperatures are forecast within 24 hours.

Stucco color-matching is one of the most challenging aspects of stucco repair — fresh stucco is always lighter than aged stucco, and texture can be difficult to replicate exactly. We use experienced plasterers who are skilled at color mixing and texture matching, but we are honest with clients about the fact that a perfect invisible match is rarely achievable. The repair will blend better over time as the new stucco ages and weathers. For very visible areas, a full wall or full facade re-coat can achieve a uniform appearance.
